Just moved into Pivot Apartments last week. The management here is incredible. The maintenance and housekeeping staff are amazing. The building is modern, clean, and artistically designed. There are an abundance of common areas with games, coffee, and places to study or work. The building and parking garage is very secure. I like the layout of the building and how thoughtfully it was designed. Never had a trash shoot on my floor before – that is next level. Moved into a studio at the Pivot building, took advantage of the great offer they have right now. Amazing place! Huge coffee lounge with multiple TVs and music playing, terrace with ping pong multiple fire pits and bbqs. Beautiful downstairs lobby with a 75” TV soccer game thingy, and great 24/7 gym with all the machines and free weights you need. Very secure building with multiple spots you need key fob to enter, underground parking at a great price too. Chance and Matt are great it’s very apparent they care about their work and the wellbeing of the residents here. Just went to a happy hour yesterday with them and met some of the other residents here, fun! I am very happy signing a lease at Pivot Apartments. The apartment is dog friendly complete with a dog spa/bath & fenced in dog run. The building is secured with key fob entrance & there is a butterfly system for guests. All delivery orders are securely locked away with password entrance. The apartments have in unit washers & dryers. The apartments are spacious with plenty of storage room. The leasing office Matt & Chance are always informative, welcoming & helpful. My move in was smooth & comfortable with the generous help of the management team. Nellie & Ivan are wonderful and keeps the entire building maintained well. Terrible management service, a new building but the management keep promising to deliver their service but after so many trip to talk and email request to get the stuff done, no response. Even a small thing like issue with the blinds, shelves, door stuck, important of fire detector (very importance for safety) – just get it done and keep the tenants happy, we pay over $2700 for a month for a lousy service. An excellent facility in vicinity of major North York locations. Great connectivity with an Express TTC stop right at the building’s door steps. The Management staff is very kind and helpful. elevator is always setting in the basement with no use , they won’t take it off service when they are done work with it because the super can care less 🙃
Rush hr when people need to go to school or work you will see 2 service elevators 1 for garbage 🗑 one for contractors and 4000 people can use the 1 while 2 are out of service , peeple will be stacked like sardens in the elevator 🛗 👍 , in covid the lobby will have 💯 people waiting in the line to make it up , good luck taking the staircase 34 floors , or good luck if there is an emergency 👍 👏
They increase the rent very frequently, saying they repair the outside parking space , and they end up leasing it for a 3rd party 🥳 🎉 🤣 is like milking the cow , they also rent out signs on jane st to make extra 💰 however we had more thean 20 accidents I seen myself when people exit can’t see upcoming traffic going out of the building to the Highway . We have been living in this building for over 2 years. It has its pros and cons, and for a while the concierge was inconsistent but recently over the last few months there have been new staff. Phylicia in particular has been super kind and helpful. She makes it a point to get to know the residents and no matter what issue or question we have, she is able to answer or redirect us. I honestly must say this is the best building I have resided in by far. It is very quiet, cozy, friendly neighbours, and wonderful management. I use to live there the building is not bad but the elevator is too old not good for pregnant women and the underground parking oh so sad there are groups of yougs drinking and smoking at night vs loud music so scary and full of smoke bad smel weeds and other drugs[Yon Tse]

I’ve updated & upped my review as there has been noticeable improvements since my last one.
The company has since solved many of the previous issues. They’ve solved the fly issue, deep cleaned the carpets, updated the signs around the building, fixed the broken machine in the gym & replaced the sanitizer. They’ve also fixed the parcel deposit system & intercom system in a timely manner. Although it breaks down often, they’ve been communicative as to what the issue(s) are and when it will be fixed. The parking garage and it’s intercom has also been fixed. The person who cleans all the common areas is sooo sweet and ensures everything looks great.
The garbage chute is often still out of service especially on the weekends which is inconvenient. The oversized recycling bin’s are often over filled with garbage so it attracts a lot of flies but that’s on the tenants who don’t respect the rules. I do think there should be a way to book building amenities again using Cogir’s tenant portal. The communication & updates from the building reps/management could be better but honestly it’s improved A LOT!

I’ve updated my review as this building is no longer owned by Shiplake Properties. It has gone down hill since. Constant loud parties in the event rooms after hours (someone even broke one of the windows), the carpets in the hallways need to be steam cleaned as there are stains in many areas, the response time from Cogir is slow, there are now black flies everywhere because they put a garbage bin right by the front entrance door. There is a broken machine in the gym that they’ve left and not replaced or fixed. Some of the other ones are wearing out as well. Sanitizer and cleaning products in the gym haven’t been replenished since they’ve taken over either. Today someone (non tenant) walked into the parking garage and stole things out of a tenant’s car. Luckily the police helped and were able to apprehended the person after a few hours thanks to an air tag. The garage door is apparently broken which is why its been open for two whole days… lets see if they fix it. If you’re looking for the Shiplake property its across the street and called Tippett Park 2. I would absolutely not recommend living in this building anymore. Rating it a 2 as we’ve been fortunate enough to not have anything break down since they’ve taken over. The trust and home feeling has diminished since Shiplake sold the property. We have cameras in our unit as well as in our storage locker and own multiple air tags as I don’t trust what happens here anymore.

We have lived here since November. The building is new so there are still a few things under construction like the balconies so just expect that (looks like they are almost done)! The building is beautiful and the building staff is super accommodating and attentive including the move in coordinator, building manager and live in maintenance person. There is no concierge but there is a secure mail system for packages (Snaile) which is a blessing! The neighbours are pretty nice we haven’t had any issues with noise so far either. Bike storage is complimentary as well. The amenities are done very well and they have done a good job of compacting the laundry room, dishwasher and kitchen appliances. The units are small so this helps. We highly recommend it so far.[Jenelle F]
The quality of living experience has significantly decreased since Cogir took over as new building management. They seem to only care about money and do not focus on maintenance or keeping residents happy.
Some major issues that need to be addressed are:
1) The main intercom system and parking garage intercom system are often out of service and it is very frustrating to deal with frequently.
2) A leg machine in the gym has been broken for months and management shows no signs of fixing it. The general gym upkeep is neglected and the gym water filter has been in need of replacing for many months.
3) Cogir takes exceptionally long to respond to maintenance requests from residents and falsely promises to send assistance many times before the issue is finally addressed.
4) Nothing is done to increase resident morale such as monthly events, decorations for different seasons, updated information in the elevators and other general pleasantries that previous management focused on.
5) The trash chute always goes out of service on weekends for some reason and is also another major inconvenience for residents.
Overall, Cogir needs to step up and show they care about residents and address the major issues that this building is facing.[Jasmine Calderon]
I would not recommend moving here since the new management Cogir are unresponsive to residents, do not address maintenance requests quickly, neglect to communicate emergency information with residents online and do not maintain proper upkeep of the building. There is a further lack of social activities and decorations compared to the past. Previous management also followed Ontario rent increase guidelines but Cogir is choosing to raise rent by ≈10% despite the many problems since their takeover of the building that show no sign of being addressed.[Emily Yin]

A record of personal history. Lived here from May 2015 to May 2020 in Room 701. Hydro outage is common and is expected to happen annually or even every three months (that’s what happened in 2017). The balcony was pretty flimsy and obsolete before renovation in the summer of 2019. Don’t have too many good things to say but at least it is not too far from the subway and a Chinese supermarket. Takes about an hour to get to York University when weather is okay.[Xuguang He (Alan)]
I don’t think management will see this review, but I just want to warn others. This is the absolute worst management and head office staff in the city! For the past four months, a couple in one of the apartments fights during the night and keeps the surrounding neighbours up. EVERY SINGLE NIGHT. Now imagine the frustration of the neighbours who have to go to work early mornings.
The neighbours have spoken to the tenants of the apartment, but they won’t stop. The neighbours have all complained to the super and the manager on multiple occasions, but the manager has done ABSOLUTELY NOTHING about it, and it doesn’t seem like she ever will. The manager seems to be friends with the problematic tenant’s family. The people working at head office are rude (there’s one very rude lady in particular) and when we have complained to them, they have told us this is not their problem. Whose problem is it then?
I can’t post the review without rating it, so I’ll give it one star.
UPDATE: I came to give you an update on the situation since it has been over a month of posting this review. It is now 3:30 am and I am once again woken up by the screams and banging of the couple from the same problematic apartment. Are they actually hurting when they scream? No, I don’t think they are. Do they care about anyone besides themselves? No absolutely not. Do I love being sleep deprived? Yes, it’s the absolute best feeling in the world 😍! Am I going to ask management to check up on them? Clean apartment building. Good service from amazing people. Robert is the building super. Friendly people. Rental prices are sky rocketed for last few years, however they will never compromise with their service. They got a swimming pool. Underground garage is available for parking. Recently they opened a new area for BBQ. This is getting better and better…! I can recommend this apartment to anyone. If I can give 10 STARS I 🌟 would![A Team Originals]

This place is extremely over priced to live in yet the roach problem isn’t fixed. Ants in my apartment limited heat. Let’s take about the laundry room the machines are always out of service. This year the rent was raised as well but they can’t seem to get their act together with this building. They are killing folks with this overpriced rent I’m again a one bedroom and two bedroom cost the same to rent. RIDICULOUS!!!!
